For three nights in Minneapolis, I would take Hyatt Centric Downtown Minneapolis if the riverfront and Mill District are the point of the trip. Minneapolis Marriott City Center is the handier pick when you have an event near Target Center or expect to return from North Loop dinners. They are both downtown hotels, but that small shift east or west changes the walk you repeat each day.
The comparison is close enough that room layout and arrival details should settle it, not the sign over the door. Couples can make either work. Families should pay particular attention to the actual bed type on the reservation: Hyatt lists a two-queen room, while Marriott's gallery shows a double/double room. That difference can matter more than a skyline view after a long day outside.
The Short Answer: Follow the Evening You Will Repeat
Hyatt Centric sits at 615 Second Avenue South, toward Government Plaza and the east side of the downtown core. It makes a river morning, Mill City Museum, and the Stone Arch Bridge feel like a natural sequence. I would choose it for a first visit built around walking, a museum, and an unhurried return to the hotel before dinner. Its large fitness center is a real extra if you will use it.
Marriott City Center is at 30 South Seventh Street, nearer the west end of downtown. Target Center is close, and the North Loop is the more natural dinner direction. Choose it when a game, concert, or restaurant evening will end west of Nicollet Mall. It also has direct skyway access, useful in cold or wet weather, but treat the skyway as a daytime convenience: individual building hours can vary, especially on weekends.
Neither address puts you inside the North Loop or Mill District. You will still walk across several downtown blocks. The better choice is the one that keeps your last walk of the night simple, especially if you are traveling with children or arriving in shoulder-season darkness.
Arrive by Rail, Then Notice the Last Few Blocks
Metro Transit's Blue Line links MSP airport with downtown Minneapolis in under half an hour to Target Field. For Hyatt, Government Plaza is the useful downtown stop; for Marriott, Nicollet Mall is a practical one. Check the current Blue Line service before relying on it, then look at the last walk with your bags rather than comparing train time alone. A direct car transfer can still be the kinder choice after a late flight or with tired children.
Driving changes the math. Marriott currently lists self-parking at $39 per day in the City Center Garage on Seventh Street. Hyatt sends drivers to the attached Capella Tower garage, paid separately, and says the parking does not include in-and-out privileges. If you plan a day trip by car, that detail may make Hyatt's apparent convenience less useful. If your car will sit for all three nights, compare the full parking terms and final room totals before deciding.
Compare the Room You Will Actually Sleep In
Hyatt's standard two-queen room is listed at 32 square meters, with a mini fridge, coffee maker, blackout curtains, and a desk. That is a sensible family setup for three nights, and it makes snacks or a slow first morning easier. Couples who want more space can consider the one-king deluxe or corner category, but confirm the exact configuration: the larger corner room is still one bed.
Marriott lists renovated rooms and suites, but its published room gallery includes both a queen room and a double/double room. Do not assume that a generic “two beds” search result means two queens. Open the room details before paying, and check the cancellation terms at the same time. A family with older children may prefer Hyatt's clearly listed queens; a couple going to a Target Center event may care far more about Marriott's position.
The lobby mood is different, too. Hyatt is a smaller, design-minded property in a historic building, with SIX15 Bar & Lounge for breakfast or dinner and an unusually substantial fitness center. Marriott is the larger convention-style hotel, with Aurora Restaurant & Bar and broad common space. If you like retreating to a smaller hotel after a busy day, Hyatt has the stronger appeal. If you want an easy gathering point before an event, Marriott makes that simpler.
Let Three Days Show You Which Address Works
Arrival evening: At Marriott, drop the bags and keep dinner toward Nicollet Mall or the North Loop. At Hyatt, stay around east downtown or settle into the hotel restaurant rather than marching west simply because you can. Both hotels publish a noon checkout, while Hyatt lists a 3 p.m. check-in and Marriott a 4 p.m. check-in. If your flight lands early, ask about bag storage before you travel.
First full day: Make the Mill District the common outing. Mill City Museum is built into the former mill complex, and the Stone Arch Bridge gives you the river walk that makes this city feel different from a generic downtown weekend. The museum's current schedule is Thursday through Sunday; check its official hours before putting it on a weekday. From Hyatt, this can be a relaxed eastbound walk. From Marriott, leave earlier and make the river the day's main destination rather than bouncing back and forth.
Second full day: Give the North Loop a longer meal and some time to wander its warehouse streets, then decide whether an event at Target Center belongs in the evening. Marriott makes the return easier. From Hyatt, a light-rail hop or a longer walk can work, but I would not choose that plan for every night of a short family stay. If the weather turns, keep the day closer to the hotel and use the city's indoor routes where they are open.
Pay for the Better Three-Night Routine
Before committing, compare current rates and availability for both hotels on the same three nights. Match bed type, cancellation rules, taxes, parking, and any breakfast inclusion. Weekend events can reverse the apparent value of either address. I would pay a modest premium for the hotel that removes a repeated evening transfer, but not for a room category whose only gain is a view.
For an event-led stay, Marriott earns the booking even if you visit the river once. For a river-led stay, Hyatt earns it even if you cross town for one North Loop dinner. That is the practical value test: which direction will you travel twice, and which direction only once?
Compare the same three nights at both hotels
Keep the room's bed setup, cancellation window, and parking needs consistent. Check the final total before deciding which location is worth more to your trip.

At Hyatt, the one-king suite's separate sitting area and sleeper sofa can change how a family handles an early bedtime or a slow morning. That is a meaningful upgrade if everyone would otherwise share one compact room. A corner king has more floor area and a larger bath, but it solves a different problem for a couple; it does not replace a two-bed room.
At Marriott, look closely at the actual suite layout and bed count rather than selecting an elevated category by name. A larger room matters when it lets the group spread out between outings. Otherwise, put the money toward the location that makes your event or restaurant plans feel easy, and keep the standard room.
My call for an open-ended Minneapolis weekend is Hyatt Centric, because the river and Mill District are the day I would protect. Move to Marriott City Center when the trip is anchored by Target Center or repeated North Loop evenings. The best three-night stay is the one that makes your most common return trip the shortest.
